In a recent government meeting, the commission approved a new business park project and discussed a significant rezoning proposal for a planned unit development (PUD) in the East Fork area. The business park, which will feature brick and masonry facades in line with existing structures, received unanimous approval from the commission, highlighting its compliance with landscaping codes and circulation plans.
The more substantial discussion centered on the rezoning request for a 150-acre site located southeast of Coffee Creek Road and Air Depot. The applicant, Mr. Bridal, is seeking to change the zoning from general agricultural and suburban estate to a PUD. This area includes approximately 60 acres of floodplain, which is designated for tree preservation and passive recreation, including a segment of the planned Coffee Creek Trail.
The proposed PUD is divided into four tracks, each with specific allowed and prohibited uses. Track 1, adjacent to Air Depot, will allow retail, office, and residential mixed-use buildings, while prohibiting hospitals and certain commercial activities. Track 2 will focus on office and residential uses, with a cap of 120 dwelling units across the two residential tracks. Track 3, the largest at 72 acres, is designated solely for single-family detached homes, with a maximum of 569 houses allowed. Track 4, the smallest at a third of an acre, will permit office, retail, or single-family residential uses, but only one type can be developed.
The commission noted that the PUD aligns with the city's comprehensive plan, which emphasizes mixed-use developments that promote accessibility to daily needs and manage transitions between urban and rural areas. Staff members expressed their support for the proposal, recommending its approval based on its adherence to city codes and planning criteria. The commission is expected to vote on the rezoning in the coming sessions.
