Board considers $475K plan to demolish and replace Finch House at Chico Basin Ranch

During the recent State Land Board Public Meeting held on April 14, 2025, a significant proposal was put forth regarding the Finch House, a residential structure located on the Chico Basin Ranch in Colorado. The board was asked to approve an expenditure of $475,321 from investment and development funds to demolish and replace the Finch House, which has been deemed structurally unsound.

The Chico Basin Ranch spans 87,000 acres across Pueblo and El Paso Counties, approximately 38 miles southeast of Colorado Springs. It serves as a vital resource for agricultural and recreational activities, housing essential personnel in five residential homes, including the Finch House. The board had previously discussed repair options for the Finch House and another structure, the May Camp House, but high repair costs prompted a reevaluation of the situation.

Recent assessments revealed that the Finch House suffers from severe foundation issues, with repair estimates reaching approximately $303,057. The proposed repairs include extensive foundation work, interior renovations, and addressing potential asbestos concerns. However, contractors have shown little interest in repairing the existing structure, leading to the recommendation for demolition and replacement.

The board received three estimates for the demolition, with the most competitive bid at $54,000. Additionally, three estimates for a replacement modular home were presented, with the most appealing option being a 2,000 square foot, three-bedroom, two-bathroom home estimated at $304,904. This modular home is designed to withstand extreme weather conditions, making it a suitable choice for the ranch's location.

The decision to move forward with the Finch House proposal is expected to enhance the living conditions for ranch personnel and ensure the continued smooth operation of the ranch's activities. The board plans to revisit the May Camp House options later this year, indicating ongoing efforts to address housing needs on the ranch.
