Hilliard board approves pool setback variance for Goodman Meadows home

The Hilliard Board of Zoning Appeals unanimously approved a request to allow a backyard pool and equipment shed closer to the side property line than the code requires at 3163 Goodman Meadows Drive. Staff recommended approval with five conditions, finding the proposed layout met the intent of the zoning code given existing easements and lot configuration.

Staff noted the pool decking would be approximately 9 feet from the side property line and about 4 feet from the house at its closest corner, and that the pool equipment shed would be 5–6 feet from the side property line rather than the 10 feet required. "We aren't concerned about that," staff said, explaining the layout preserves safe egress from the house and keeps structures outside the recorded easement. Applicant Michelle Steeman told the board the pool includes an automatic pool cover on one side and that she did not expect heavy use on that flank, saying she was "open to any questions."

No neighbors provided opposition; staff reported one neighbor had asked questions but offered no objection. A board member moved to approve the variances with the five staff conditions; the motion passed 7–0.
