Intepau board approves GMP 3, setting Evergreen Elementary contract at about $61.5 million

The Intepau School District board approved Resolution 11-83 on Sept. 21 to adopt Guaranteed Maximum Price (GMP) 3 for the Evergreen Elementary construction project. Staff presented GMP 3 at $39,907,245, which brings the total CoorsMo contract to $61,532,611; the board approved the measure on a voice vote after a motion by Director Stouffer and a second from Director Fisher.

District staff noted allowances and contingency amounts baked into the contract: a roughly $220,000 betterment allowance is being retained for optional upgrades and a $1,800,000 construction contingency is held inside the contractor's contract to protect against unforeseen conditions. "This is a huge celebration — the project is on budget with a healthy contingency in case of adverse conditions," the superintendent said during the presentation.

Staff outlined recent schedule and permitting developments: framing has begun, slab pours for Area B are scheduled and the district is working with city reviewers after a short permitting delay. Board members pressed staff on permit timing and sequencing; staff said they are meeting with city reviewers weekly and that some work (tipping up walls) was authorized to keep the schedule moving.

The board record shows the motion passed by voice vote. The board packet and staff presentation noted the schedule target of roof completion by the end of the year and a final dry-in targeted for early February; the project team said they have flexibility in sequencing and contingency to mitigate a short permitting slip.
