This proposal contradicts existing neighborhood guidelines, which state that the area should not have buildings taller than two stories. The neighborhood is bordered by Russell Cave, Radcliffe, North Broadway, and Cane Run Roads, and currently contains no apartment complexes or larger multi-family structures.

One resident highlighted the impact of the proposed four-story senior living facility, which will be directly across from their home on Blue Ridge Drive. They emphasized that despite the sloping topography, the view from their front door will be dominated by the new construction. Concerns were also raised about the potential for poorly maintained multi-family dwellings, referencing nearby properties that have become eyesores.

Traffic congestion and pedestrian safety are major issues for residents. They noted that local roads were built to standards from the 1970s and are now struggling to handle modern traffic volumes. Haggard Lane, which intersects with North Broadway, often experiences significant backups during peak hours. Residents were informed that no changes would be made to the road medians to accommodate the expected increase in traffic from the new development.

Speeding on Radcliffe Road is another pressing concern. One resident shared a personal story about a speeding vehicle crashing into their parents' home, highlighting the dangers of the current traffic situation. Despite requests for traffic calming measures, residents were told that such devices are not permitted on collector roads like Radcliffe. The proposed development plans to add two entrances on Radcliffe, which will only feature two-way stop intersections, raising further worries about safety.

Additionally, long-term city plans to connect Citation Boulevard to Radcliffe Road could exacerbate traffic issues, turning the area into a major thoroughfare. Residents are calling for more attention to infrastructure and safety as discussions about the development continue.
