In a recent government meeting, the council discussed a proposed rezone of a 0.46-acre property located at 109 South 1025 West, shifting its designation from R120 single-family residential to R114 single-family residential. This change aims to resolve a longstanding property line discrepancy between the Becker property and the adjacent Kinney property, where a driveway had been mistakenly constructed on the Becker's land.
Anne, a council member, explained that the rezone is essential for facilitating a lot line adjustment, which will allow the Becker property to be under the required 20,000 square feet for the adjustment to be recorded. The Planning Commission had previously reviewed the application on October 24, 2023, where a public hearing was held but yielded no comments, aside from one online submission expressing support for the rezone.
David and Valerie Becker, the property owners, expressed their desire to be good neighbors and facilitate future property sales. Council member Hunt commended the applicants for their cooperative approach in addressing the issue, highlighting the positive interactions between the Beckers and city staff.
Additionally, the council addressed the need for a stub road adjacent to the Encore State subdivision, which is currently undergoing preliminary plat approval. The proposed rezone would allow for the road stub to be optimally placed, enhancing access and reducing conflicts with planned developments. The Planning Commission unanimously supported this rezone, and the council staff recommended its approval to ensure the subdivision process can proceed smoothly.
The council is expected to vote on the rezone in the coming sessions, with both the Becker property and the Encore State subdivision developments hanging in the balance.
