In a recent government meeting, the council discussed the annexation and zoning proposal for the Cornerstone Subdivision, located at 1500 West Orchard Avenue. The project, presented by William Mason of Mason and Associates, seeks to develop five buildable lots for two-family attached dwelling units, alongside two common lots. This infill project is approximately 1,600 feet west of Midland on Orchard and aims to transition the area to a Residential Duplex (RD) zone.
Planning and Zoning Director Rodney Ashby reported that the Planning and Zoning Commission recommended approval of the project following a public hearing on September 10. The site is designated for medium-density residential use in the comprehensive plan, and the proposed development aligns with this designation. Initially, the developers proposed 11 duplexes but have since reduced the plan to five duplexes, totaling ten residential units.
The project has received necessary approvals from engineering, and city utilities are readily available. Ashby emphasized that the RD zone allows for a transition from single-family homes to denser housing options, which is supported by the city's comprehensive plan. The proposed development is considered an infill project, which is encouraged by local policies to optimize land use.
Concerns raised during the meeting included the proximity of the nearest fire station, which is 1.6 miles away, and the need for additional police support staff as the area develops. The council noted that the project would not require a landscape plan but would still need to provide a landscape buffer.
Overall, the council expressed support for the project, recognizing the importance of increasing housing availability in the city. The proposal will now move forward for further consideration, with the council set to review the final plat and any additional conditions necessary for approval.
