Creek Valley Properties is spearheading an initiative to address the lack of affordable housing in Pontiac, Michigan, with plans to construct new manufactured homes aimed at empowering local families through homeownership. The company’s founder highlighted the pressing need for affordable housing options, noting that many residents struggle to achieve the American dream of homeownership due to rising costs.
The proposed homes will be built off-site in a factory setting, allowing for significant cost savings compared to traditional construction methods. This approach not only ensures efficiency but also enables the homes to be permanently affixed to a slab foundation, which qualifies buyers for standard financing options from major banks. The anticipated price point for these homes is around $230,000, which includes both the property and the house.
In response to concerns about affordability, Creek Valley Properties plans to offer financial assistance to potential buyers. This includes a $5,000 grant from HUD for those purchasing manufactured homes on land, as well as additional down payment assistance ranging from $10,000 to $15,000 from United Wholesale. The company is also collaborating with local organizations to provide education on homeownership responsibilities, ensuring buyers are well-prepared for the financial commitments involved.
This project comes in light of a growing demand for housing in Pontiac, as many residents currently commute long distances for work due to the lack of new housing developments in the area. Creek Valley Properties aims to fill this gap, fostering community growth and stability through accessible homeownership opportunities.
