In a recent government meeting, Justin Ivey, property manager of Creek Valley Properties, presented a proposal for a significant development project at 13 Walnut Street, which is currently a vacant parcel zoned for two-family dwellings (R2). Ivey is seeking four variances to facilitate the construction of a six-lot manufactured homes project, which will feature one-story homes with attached garages.
The requested variances include a reduction in the rear yard requirement from 30 feet to 19.8 feet, a side yard reduction from 5 feet to 3.9 feet, a decrease in lot size from 7,200 square feet to 4,089 square feet, and a reduction in lot width from 60 feet to 42 feet. The total area for the proposed development is 10,058 square feet, with each manufactured home designed to be 1,152 square feet.
The project aims to provide affordable housing options, as the modular homes will adhere to local, state, and federal building codes. The city council has already approved an option for Ivey to purchase the city-owned parcel, indicating a step forward in the development process.
During the meeting, Ivey provided a site plan and a rendered image of the proposed homes, emphasizing the project's alignment with community needs. The discussion included an analysis of the variances, highlighting both findings of support and objections, which will be further evaluated as the project progresses.
