In a recent government meeting, the Midvale City Redevelopment Agency discussed two significant facade improvement projects aimed at revitalizing Main Street. The first project involves JM 5 LLC's proposal for the building at 7676 South Main Street, which has been vacant and blighted. The proposed renovations include demolishing the existing storefront and constructing a new facade with windows, entry doors, and enhanced exterior features, with a total projected cost of $137,000. The agency is considering granting $50,000, which would cover 50% of the project costs, contingent upon securing a tenant within 12 months of completion.
The committee expressed strong support for the project, emphasizing its potential to attract new tenants and enhance the aesthetic appeal of Main Street. However, concerns were raised about ensuring that the building is fully occupied, not just partially leased, to maximize the return on investment for the city.
The second project pertains to Hive Holdings Group LLC's application for the Pearl Theater at 7711 South Main Street. The proposed improvements include a marquee and blade sign, new entry doors, and other enhancements to increase visibility and foot traffic. The total project cost is estimated at $163,048.97, with a grant request of $50,000. The agency plans to approve a right of first refusal agreement to maintain the theater's use as a live performance venue, ensuring it remains an anchor for the Arts and Culture District.
Both projects are seen as vital steps in revitalizing the area, with the potential to draw more visitors and support neighboring businesses. The committee's discussions highlighted the importance of maintaining the character of Main Street while fostering economic growth through strategic improvements.
