In a recent government meeting, representatives for JCBB, Military Trail on 45th Street 45th LLC, presented a proposal to modify the existing site plan for a prime corner property in West Palm Beach. The property, which spans 9.84 acres, is currently under construction for a Wawa convenience store, approved in 2019. The new proposal includes the addition of a 2,415 square foot Chipotle restaurant and a 5,399 square foot Chick-fil-A restaurant, both featuring drive-thru services and ample parking.
The modifications aim to enhance the site’s layout, including adjustments to the internal roadway and the western driveway to better accommodate the new developments. The proposed changes also include updates to the design guidelines for the commercial plan development (CPD), focusing on increasing pedestrian amenities and improving overall site accessibility.
The site, which has undergone several zoning changes since its annexation, is now designated as general commercial. The comprehensive plan amendment transitioned the land from industrial to commercial use, allowing for the current developments. The meeting highlighted the importance of maintaining pedestrian connections throughout the site, with plans for landscaped buffers along 45th Street and designated pathways for safe access.
As the project progresses, the developers emphasized their commitment to integrating the new restaurants into the existing commercial landscape while enhancing the overall functionality and aesthetic of the area. The proposal is now under review, with further discussions anticipated in upcoming meetings.
