A petition has been submitted by Sit Home on behalf of Greater Temple, seeking a special exception to construct a church parking lot on properties located at 3000, 3002, 3004, and 3006 Green Forest Drive. The area in question spans 1.18 acres and is currently zoned R1C, which is designated for single-family residential use.
During a recent government meeting, Amanda Cruz, a planner, presented the case, highlighting that the planning commission had previously recommended denial of the special exception to the Augusta Commission. The applicant contested this recommendation, leading to a decision to refer the request back to the planning commission for further consideration.
The properties are situated within the Old Augusta character area, at the entrance of the Green Forest Village Subdivision. Notably, the properties at 3004 and 3006 Green Forest Drive are currently under open code enforcement cases due to their use not being permitted under the existing zoning regulations.
According to the comprehensive plan, special exceptions may be granted in any zone if the proposed use is deemed essential or desirable for public convenience and aligns with the objectives of the master plan. However, the proposed parking lot is positioned less than 100 feet from adjoining R1C properties, raising concerns about compliance with zoning regulations.
The outcome of this reconsideration by the planning commission will be pivotal in determining the future of the proposed church parking lot and its implications for the residential neighborhood.
