The project aims to extract sand for future improvements to Interstate 26, a Department of Transportation (DOT) project, for which the company already holds a mine permit.

Wyatt clarified that the mining operation would require significant buffering from nearby residential areas to mitigate potential impacts. He indicated that the extraction process is not expected to commence until mid-2025, as the project is still in the procurement stages. The initial mining permit allows for the disturbance of five acres, with approximately one and a half acres designated for actual extraction.

A key point of discussion was the zoning of the property. The current designation is general commercial, which does not permit mineral extraction. Wyatt expressed interest in rezoning the land to agricultural residential (AR) or potentially industrial, as the latter would align better with the area's future land use plan promoting high-intensity commercial and industrial uses. However, concerns were raised about the implications of heavy industrial zoning, particularly regarding its proximity to residential neighborhoods.

Commission members debated the merits of the proposed zoning changes, with some advocating for agricultural residential zoning to better serve the community's interests.
