Steve Michelinie, representing the petitioner, emphasized that the development complies with city planning requirements and is designed to exceed existing tree and landscape codes. He noted that the proposal includes adequate parking with two enclosed garage spaces per unit and maintains a 17-foot setback on the southern side, which includes a 10-foot alley.
However, local residents voiced strong opposition during the public comment period. Cassandra Martin, an adjacent property owner, argued that the development would exacerbate existing stormwater drainage issues, claiming that the proposed changes would redirect runoff onto her property. She highlighted that previous attempts to rezone the property had been denied and expressed concerns about the potential impact on the neighborhood's character and infrastructure.
Another resident, Stephanie Pointer, raised issues regarding the adequacy of parking spaces and the overall design of the development, questioning whether it met the required standards for impervious surfaces. She criticized the plan as unchanged from previous submissions, suggesting that it lacked necessary improvements.
