The Tampa City Council convened recently to discuss several zoning ordinances, including a significant rezoning proposal for properties located at 2539 West Cherry Street and 2004-2014 Davis Street.
The council unanimously approved a motion to rezone the Cherry Street property from RM-16 residential multifamily to PD (Planned Development) for residential single-family semi-detached use. The second reading and adoption of this ordinance is scheduled for December 5, 2024, at 10 AM in the city council chambers.
In a separate discussion, the council addressed a request to rezone the Davis Street properties from commercial intensive to planned development for residential single-family attached units. The Planning Commission staff presented the case, highlighting the site's location within a coastal hazard area and evacuation zone. The proposal aims to utilize vacant land for new housing, aligning with the city's policies to meet the growing population's needs. The development plan includes ten single-family attached units with a maximum height of three stories and a total of 40 parking spaces, exceeding the required 23 spaces.
Despite initial plans to access the site via an alley, the Florida Department of Transportation (FDOT) raised concerns, leading to a redesign of the project. The applicant, Dylan McCrory, emphasized their compliance with city staff requests and the project's alignment with community needs.
Both rezoning proposals reflect Tampa's ongoing efforts to adapt land use to accommodate residential growth while maintaining community character. The council's decisions will be revisited in December for final approval.
