One resident, who identified himself as a tenant advocate, expressed enthusiasm for the development, highlighting the need for residential options in a neighborhood characterized by limited landmarks and safety concerns. He emphasized that the project could significantly enhance pedestrian activity and support local businesses, which have struggled due to the area's challenges.

Rick Fernandez, president of the Tampa Heights Civic Association, articulated conditional support for the rezoning, contingent on several modifications to the development plan. He urged the council to ensure that parking meets code minimums, relocate the garage ramp, increase commercial space on the ground floor, and allocate 10% of units for affordable workforce housing. Fernandez underscored the importance of aligning the project with the Tampa Heights neighborhood plan, which envisions a vibrant commercial corridor.

Other speakers echoed concerns about traffic and safety, particularly regarding Columbus Drive, which has been described as a problematic area for both pedestrians and drivers. Erin McKinnon, a local resident, praised the developers for their commitment to community engagement and proposed features like an underground stormwater system. However, she also called for improvements to traffic management at critical intersections to alleviate congestion.

Conversely, some residents expressed apprehension about the project's scale and density. Lee Wilson Versaggi and her husband, Russ, who own properties adjacent to the proposed site, argued that the height and density of the development could negatively impact their homes and the character of the neighborhood. They advocated for a reduction in building height to better fit the surrounding area.
