In a recent planning commission meeting, significant revisions were discussed regarding a proposed residential project that aims to replace an existing home with a new multi-story structure. The project, which involves the construction of a 2,691 square foot residence with a 696 square foot attached garage, requires several approvals, including design review and a setback variance.
The commission previously expressed concerns about the bulk and mass of the proposed design, particularly its impact on neighboring properties. In response, the applicants made substantial modifications to the plans. Key changes include a reduction in the height of the structure, a reconfiguration of the layout to spread the mass across the lot, and a decrease in the proposed fence height from 8 feet to 6 feet along Bayo Vista Avenue.
The updated design now features a flat roof instead of a sloped one, and the uppermost level has been pushed away from the neighboring property, addressing previous concerns. The project now only requires one setback variance of 15 feet from Francis Avenue, as opposed to needing variances from both Francis and Bayo Vista.
Public feedback has been mixed, with six comments received—four opposing the project due to concerns over size and neighborhood compatibility, and one addressing fire safety issues. However, the fire department has indicated no access concerns with the current design.
The planning staff has recommended that the commission hold a public hearing to consider the revised plans and public testimony. If the commission finds the adjustments to the bulk and mass of the structure satisfactory, they may approve the project, subject to specific findings and conditions.
