This change aims to align the development with the Fairview Forward 2040 comprehensive plan, which designates the area as a commercial center but acknowledges the need for residential separation along Wylie Circle, a predominantly residential street.
The proposed rezoning would allow for the subdivision of the property into six single-family home sites, providing a buffer between commercial and residential uses. This move is seen as beneficial, as it would eliminate a potential commercial access point onto Wylie Circle, thereby reducing traffic and preserving the residential character of the area. The Planning Commission expressed support for the request, highlighting the importance of maintaining the residential nature of Wylie Circle while allowing for commercial development along Fairview Boulevard.
The commission unanimously approved the motion to recommend the rezoning to the Board of Commissioners, with the matter set to be discussed at their meeting on December 5, 2024. A public hearing is anticipated for January 2, 2025, to further address community concerns and gather public input.
In another agenda item, the commission also considered a variance request from Guerin and Kim Wright to subdivide their 18.91-acre property on Liberty Road into two parcels. The property is currently zoned RS 40 for single-family residential use. The Wrights aim to separate the land into two distinct tracts, one with road frontage and the other without, which will require further review of subdivision regulations.
