The parcel, nearly 20,000 square feet, currently contains two residential units and is zoned for single-family residential use in Arcadia. The proposed changes would allow for a medium residential land use designation, potentially enabling the construction of up to four additional dwelling units. The annexation process involves the Local Agency Formation Commission (LAFCO), which oversees jurisdictional changes. The City of Arcadia recently took no action on the proposal, allowing the reorganization to proceed. The next steps include a public hearing by the Monrovia City Council, tentatively scheduled for December 3.
Concerns from local residents regarding traffic and noise were raised during the meeting, with a petition signed by 16 residents submitted in opposition to the project. However, city staff indicated that the anticipated increase in traffic would not necessitate changes to local road systems, and any future development would adhere to the city's noise ordinances.
City officials confirmed that the application is fully funded by the property owner, with no immediate financial burden on the city. The meeting concluded with staff recommending approval of the project, pending further review by the City Council.
