In a recent government meeting, the Lake City Board discussed a proposed resolution for a multifamily development project within the city limits. The resolution, identified as 2024 PZLPA SPR 2411, seeks approval for a site plan that includes six two-story dwelling units on a 1.72-acre parcel, which was previously rezoned from single-family to multifamily use about a year ago.
Carol Chadwick, representing the applicant Isaac Schlemmer, presented the petition, noting that the original plan for twelve units had to be revised due to the discovery of significant wetlands on the property. This environmental constraint led to a reduction in the number of units to ensure compliance with stormwater management regulations and to address community concerns about flooding.
City staff confirmed that the site is appropriately zoned for the proposed development and meets all land development regulations. The project is expected to comply with water management requirements, as the engineer of record can self-certify compliance for projects under ten acres. No objections were raised by city departments, including the building, water, and sewer departments, nor from the school board or county officials.
During the public comment portion of the meeting, concerns were raised about the potential for future expansion beyond the proposed six units. The board assured attendees that the current application is strictly for six units, and any future changes would require a new review process.
The board is expected to deliberate further on the resolution, taking into account the public feedback and the staff's recommendations before making a final decision.
