In a recent government meeting, officials discussed two significant development projects impacting the local community.
The first topic was the proposed rezoning and platting of a 40-acre parcel located in the 15701158100 blocks of Kentucky Road. The property is currently zoned for single-family residential use (R-1) and is set to be rezoned for agricultural purposes, allowing for the subdivision into four lots, each approximately 10 acres. This change aims to accommodate agricultural land uses, including the keeping of cattle, which are already present on the property. The rezoning aligns with the existing lot sizes in the area, although water and sewer services are not immediately available. A septic system will be necessary, and a cooperative water service agreement between the cities of Belton and Raymore is required to limit the property to a maximum of four water taps. A public hearing by the Planning Commission is scheduled for next Tuesday at 6 PM to discuss this rezoning.
The second item on the agenda involved the final plat for Crest Plaza Lot 4, specifically a replat for a proposed Valvoline location. This site, situated south of Arvest Bank and in front of the Price Chopper Shopping Center, is set to be divided into two lots. The northern lot will house the Valvoline service center, while the southern lot is reserved for a potential drive-through restaurant. Despite efforts to maximize the size of the southern lot, it does not meet the minimum 100-foot lot width requirement along the north Cedar frontage due to access drive constraints. However, the overall lot width is compliant at the rear, where the buildable area is less restricted by utility easements.
These developments reflect ongoing efforts to adapt land use in the area to meet community needs while navigating the complexities of zoning regulations and infrastructure limitations.
