During a recent government meeting, council members discussed a resolution to submit a comprehensive plan amendment for the proposed Orchard Place Apartments, a project spearheaded by Trident Development and HD Development, with Rockport LLC as the landowner. The amendment seeks to change the land designation from commercial to high-density residential, allowing for the development of 12 or more units per acre.
The site in question is located at the northwest corner of English Avenue and Highway 157, adjacent to notable landmarks such as Texas Roadhouse and Mr. Car Wash. The proposed amendment pertains specifically to a 5.62-acre section of the Orchard Place area, which is currently zoned for retail business.
Tim Bonetti, representing the developers, presented a tentative site plan for a four-story building comprising 128 units. However, he emphasized that the council's consideration at this stage is limited to the land use amendment, with zoning and detailed site plans to be addressed in subsequent meetings. He clarified that any approval granted would not imply acceptance of the proposed building design or layout.
The council also acknowledged concerns raised by residents during the public hearing process, particularly regarding how the proposed changes might impact the area's land use vision. The meeting underscored the importance of community input as the project moves forward in the planning and entitlement stages.
