In a recent government meeting, significant discussions centered around land development and zoning approvals, particularly for a new Ace Hardware store in Madisonville. The proposed site, located on the west side of Louisiana Highway 21, spans 1.05 acres and is set to feature a 10,310 square-foot facility. The project, presented by civil engineering consultant Ricky Galloway, aims to address the need for a larger hardware store to accommodate growing community demands.
During the meeting, concerns were raised regarding the clear-cutting of the property prior to obtaining necessary permits. Commissioner Seager questioned the timing of the land clearing, prompting a response from Bonnie Boatner, one of the property owners, who clarified that the clearing was limited to a few trees surrounding a previously existing house that had been demolished. She emphasized that no extensive clear-cutting had occurred.
The commission reviewed the site plans, which included requirements for landscaping, drainage, and lighting. Staff noted that while the landscape plan met ordinances, an after-the-fact land clearing permit would be required due to the prior clearing activities. Additionally, there was a noted conflict between a proposed sewer line and a required landscape island, which the developers agreed to address.
After addressing these concerns, the commission moved forward with a motion to approve the project, which was seconded and subsequently passed. This approval marks a step forward in the development of the hardware store, which aims to serve the local community more effectively by relocating from a tighter downtown Madisonville area to a more spacious site.
