In a recent planning board meeting, the approval of an Approval Not Required (ANR) plan was discussed, submitted by Felicia Moen and Patricia Shimataro for property division at 1012 Harriet Road. Attorney Deborah Ellison, representing the applicants, outlined the proposal to add a 1,450 square foot parcel from the adjacent property at 12 Harriet Road to their existing lot at 10 Harriet Road. This addition will facilitate the construction of a detached Accessory Dwelling Unit (ADU) instead of an originally approved house addition.
The proposal follows a special permit granted by the Zoning Board of Appeals (ZBA) in April 2021 for a swimming pool and an accessory in-law apartment. The adjacent property owners had previously appealed this decision, leading to a settlement that allowed the sale of the land to the applicants. The plan ensures that zoning conformity is maintained, with sufficient frontage and lot width remaining after the addition.
Board members raised questions regarding the location of the ADU, which is planned to be situated behind the house, and the presence of sewer services in the area. The surveyor confirmed that there is indeed a sewer manhole in front of the property, which is crucial for the ADU's compliance with local regulations regarding septic systems.
Concerns were also expressed about the proximity of wetlands on the adjacent lot, with board members inquiring about the necessary permissions from the Conservation Commission. The meeting concluded with a commitment to address these environmental considerations as the project moves forward.
