While the current C4 zoning allows for the proposed use, the applicants aim to reduce the intensity of the development and eliminate the requirement for a two-story structure.

During the meeting, board members expressed mixed opinions regarding the downzoning. Some members raised concerns about the implications of reducing the zoning classification from C4 to C2, arguing that such a significant downzone should not be taken lightly.
