While the current C4 zoning allows for the proposed use, the applicants aim to reduce the intensity of the development and eliminate the requirement for a two-story structure.

Some members raised concerns about the implications of reducing the zoning classification from C4 to C2, arguing that such a significant downzone should not be taken lightly.
