County commission set to approve ambitious residential zoning plan

In a recent meeting, the Planning Commission recommended that the County Commission approve a planned residential zoning amendment that would allow for up to 8.12 dwelling units per acre. This proposal is consistent with the Knox County comprehensive plan and pertains to a 4.84-acre parcel, which could accommodate a total of 38 residential units.

The recommendation for approval is contingent upon four specific conditions aimed at preserving the area’s environmental integrity. These conditions include maintaining a 50-foot tree buffer along Governor John Sevier Highway, with exceptions made only for access points. Additionally, a landscaping plan for this buffer must be submitted as part of the development process.

The commission emphasized that no clearing or grading of the site will be permitted until the concept or grading plan is approved, ensuring that development proceeds in an environmentally responsible manner. The proposed vegetated buffer must consist of a Type B landscaping plan, further reinforcing the commitment to maintaining the area’s natural landscape amidst residential development.
