In a recent city council meeting, officials discussed a proposal for annexation and rezoning aimed at facilitating a new commercial and multifamily residential development at the intersection of New Watermelon Road and Scribe Ferry. The proposed site, identified as a primary expansion area, encompasses approximately 5.6 acres, with plans to rezone 3.6 acres from residential (R1) to business neighborhood (BN) and 1.92 acres from R1 to multifamily residential (RMF1).
The BN zoning is intended to accommodate a retail development, including a convenience store and a fuel canopy, while the RMF1 zoning will allow for a multifamily residential building with 24 units. The development aligns with the city’s framework plan, which emphasizes limited commercial use and traditional neighborhood characteristics.
Despite the proposal's compliance with city planning guidelines, it has faced significant public opposition. City officials reported receiving over 30 written emails against the project, along with a petition containing 509 signatures. The council acknowledged the community's concerns, which will be considered as the project moves forward.
The developers, represented by Scribe Land Company LLC, emphasized their commitment to adhering to the proposed framework zoning guidelines, which include strict landscaping, parking, and design standards. They highlighted that the multifamily component would be designed to maintain compatibility with surrounding residential areas.
The meeting underscored the ongoing dialogue between city planners, developers, and the community as they navigate the complexities of urban development and growth in Tuscaloosa.
