A condition was added to prohibit construction during the owl nesting season, unless an approved plan is submitted. The project also requires adherence to specific conditions from the Ross Valley Sanitary District regarding sewer infrastructure.

In a separate agenda item, the Commission reviewed a project at 88 Toyon Road, which involves the conversion of a previously approved circular driveway into a four-car parking area with a bicycle storage shed. This project also includes the legalization of an existing retaining wall and the installation of minimal lighting to ensure safety while reducing light pollution. The project is not expected to impact nearby residents significantly and has received necessary approvals from relevant departments.
