The proposed facility, located on approximately 8.461 acres at 116 North Current Street, aims to construct a 146,675 square-foot, one-story distribution center.
The key issue at hand is the request for relief from the required internal storage minimum throat length stacking as outlined in the Unified Development Code (UDC) section 3.05.05. The current requirement mandates a minimum throat length of 75 feet for vehicle access, while the applicant is proposing a reduced length ranging from 34 to 36.9 feet. This adjustment is critical for the design and functionality of the distribution center, which will include 169 parking spaces and designated truck maneuvering areas.
City planner Miguel Cline presented the proposal, emphasizing the site's strategic location within the downtown planning area, which is designated for mixed-use transit-oriented development. The surrounding area includes various ongoing construction projects, such as a distribution center and a multifamily townhome development, indicating a significant transformation of the neighborhood.
The council also noted the importance of maintaining pedestrian safety and accessibility, leading to a reduction in the number of driveways from three to two on North Corinth Street.
