During a recent city council meeting, a proposal for a new residential development was presented, seeking to rezone a 36.78-acre property located at 12265 Charlotte Drive from Agricultural (AG) to R22 zoning. The request aims to construct a 41-lot single-family detached subdivision, with a proposed density of 1.11 dwelling units per acre, significantly lower than the maximum allowed under the R22 designation.
Councilman Heitz recused himself from the discussion due to a conflict of interest, as the applicant is a client of his law firm. The meeting proceeded with a structured format allowing proponents and opponents of the application to voice their opinions, each allotted 10 minutes for their remarks.
The applicant's representative detailed the site plan, which includes homes oriented towards Charlotte Drive and new internal streets. The lots will range from just over 22,000 to 35,500 square feet, with an average size of nearly 26,000 square feet. The development will also feature a large common area that encompasses streams, wetlands, and a farm pond, with efforts made to preserve existing trees, including 63 trees designated for protection.
The proposal aligns with the future land use designation of very low-density residential, and the applicant has made adjustments to the original plan, reducing the number of lots from 42 to 41 after engaging with neighboring property owners. The council is expected to deliberate further on the implications of this rezoning request, considering its potential impact on the surrounding community and environment.
