In a recent government meeting, the Coconut Creek Commission approved Resolution 2024-138, allowing the construction of 80 townhomes on Block 9 of the Main Street at Coconut Creek Development. The project, proposed by David Auld of John's Family Properties Partners, LLLP, aims to enhance the area with a mix of urban and traditional townhome designs.
The site, located at the southwest corner of Cullum Road and 54th Avenue, is part of the city's Regional Activity Center (RAC). The development will feature a combination of rear-loaded and front-loaded townhomes, with a focus on creating a pedestrian-friendly environment. The proposal includes significant streetscape improvements and the addition of pocket parks to promote community interaction.
Justin Proffitt, Director of Sustainable Development, presented the project, highlighting its compliance with the city's land development code and design standards. The Planning and Zoning Board had previously recommended approval, noting the project's alignment with the city's comprehensive plan.
The development will also incorporate environmentally friendly features, including electric vehicle (EV) charging infrastructure in each garage and ample bicycle parking. The design aims to foster a sense of community while providing diverse housing options within the Main Street project.
The commission's approval marks a significant step forward in the ongoing development of the Main Street area, which is expected to include additional residential and commercial spaces in the coming months. The next steps will involve further discussions and planning for adjacent blocks, ensuring a cohesive development strategy for the region.
