In a recent Commerce City council meeting, officials discussed a conditional use permit request from TSL Companies, a logistics firm, to stack shipping containers up to 40 feet high at their facility located at 1051 Dallas Street. The property, situated within the Phelps Toyton Industrial Park, spans approximately 28 acres and is surrounded by similar industrial uses.
The current zoning allows for outdoor storage, warehousing, and equipment repair, and the proposal aligns with the city’s comprehensive plan, which emphasizes maintaining industrial jobs in the area. TSL has operated at this location since its annexation into the city in 2007, with a history of stacking containers up to three high. The new request aims to increase this to four high, necessitating a conditional use permit due to city regulations.
The council was informed that the stacking of containers would be managed safely, with certified operators adhering to industry standards to prevent tipping. The company has reported no OSHA incidents related to their operations. Additionally, TSL plans to enhance the site with improved landscaping and fencing to mitigate visual impacts and ensure safety.
Council members raised questions regarding traffic implications and the nature of the containers stored on-site. TSL representatives clarified that while the consolidation of operations would reduce traffic between their two previous sites, the overall traffic volume would remain consistent. Most containers stored will be empty, although some loaded containers will be staged for delivery.
The Planning Commission previously reviewed the proposal and voted unanimously in favor of it, citing compliance with local regulations and the potential for increased property tax revenues and job creation in the area. The council is expected to make a decision on the permit in the coming weeks.
