A significant land use amendment application is set to undergo its second round of hearings, following prior approval from the planning commission earlier this year. The application, which seeks to change the land use designation of a 229.01-acre site located on the west side of Pecan Park Road, north of Jacksonville International Airport, aims to transition from agriculture and public buildings to light industrial use.
The Florida Department of Environmental Protection has reviewed the application and provided no environmental comments, allowing the process to move forward. The planning commission will review the application on Thursday, October 3, with the first city council public hearing scheduled for October 8. Subsequent hearings will take place on October 15 and October 22.
Currently, the site allows for the potential development of 88 single-family homes or approximately 100,000 square feet of public building space. However, under the proposed light industrial designation, the site could accommodate nearly 4 million square feet of industrial space, significantly increasing its development potential.
The application site includes 79.34 acres of wetlands, categorized as category 3 wetlands, which are known to have indirect impacts on local waterways. The wetlands are adjacent to Seaton Creek, a drainage ditch created during the construction of the airport. The area is also subject to flooding, with a flood zone that affects approximately 8 acres of the site.
