In a recent government meeting, Tremont Quincy 1 LLC presented plans for a new multifamily residential project at 61 and 71 Hancock Street, Quincy. The proposal seeks a special permit and several variances to construct an eight-story building featuring 139 residential units and 134 parking spaces. This project is positioned as a successor to a previously approved but unbuilt 16-story development from May 2021, which faced challenges due to rising interest rates and commodity prices post-COVID.
David Mahoney, representing the developer, emphasized the project's potential to revitalize the area, describing it as a gateway to the city. The architectural presentation by Phil Casey from CBT Architects highlighted the design's focus on maximizing views of the Neponset River and Boston, while also enhancing the streetscape with improved sidewalks and greenery.
The design includes a two-story parking podium, allowing for an amenity deck that benefits from natural light. The building aims to create a vibrant residential community, with a mix of unit types—approximately half being one-bedroom apartments, a quarter studios, and another quarter two-bedroom units. The project also incorporates a dog park and aims to improve pedestrian access along Hancock and Newbury Streets.
Civil engineer Sean Toby noted the historical underdevelopment of the site and the importance of enhancing the corridor with wider sidewalks, which will connect to ongoing developments in the area. The project is seen as a significant step towards revitalizing this part of Quincy, aligning with broader urban development goals.
