During a recent government meeting, city planners presented a series of new residential and commercial projects aimed at enhancing local development. Among the highlights was the introduction of an 18-unit single-family home project located at the southeast corner of North V Street and West North Avenue, currently in the building plan check phase, with hopes for availability next year.
Another significant development is a new wine warehouse, recently approved by the planning commission. This 23,000-square-foot facility will be situated at the corner of Barton and Central, replacing a previously proposed large cannabis cultivation site that has since downsized. The warehouse will accommodate three tenants, including Racine Wines.

Subscribe for Free The meeting also covered the anticipated construction of a Starbucks drive-thru across from McDonald's on Oak and H Streets, which will feature a walk-up window but no indoor dining area. Additionally, the El Pollo Loco drive-thru restaurant is rapidly progressing near College and North H Streets, with infrastructure already in place.
A larger project, River Terrace, is also underway, featuring 257 units. Originally planned to include townhomes, the project has shifted to focus solely on duplexes and single-family homes. The development will also enhance local infrastructure, including a new bike trail extending the river bike trail to the south.
Bodger Meadows, a proposed 357-unit project located just outside city limits, was discussed as well. Although it is a county project, city officials are in talks with the county regarding potential annexation, which could simplify future developments.
In addition to these projects, the planning division is processing over 40 other initiatives. Notably, a new Toyota dealership is expected to be proposed next year at the Northside Shopping Center, and a new auto repair business has recently submitted plans for 400 East Laurel Avenue.
The meeting concluded with an update on the housing element, which has received preliminary approval from the state’s Housing and Community Development department, paving the way for further developments in the coming months.
