The second case, Z 2427, pertained to Corn Branch LLC's request to rezone approximately 5.7 acres from rural agriculture (RA) to residential single-family (RSF 1) for development purposes. While staff recommended approval, the Planning Commission had previously voted against the request, citing concerns over the compatibility of the proposed zoning with adjacent land uses and inconsistencies with the future land use map. During the public hearing, local residents expressed strong opposition, emphasizing the need to protect rural communities and maintain the character of the area. They highlighted ongoing developments that could strain local infrastructure and safety, arguing that the proposed higher density residential development was not suitable at this time.
