In a recent meeting of the Board of Adjustment for the City of Weidlman, a request for a variance concerning a property in the Woodlands Meadows Subdivision was discussed. The property, located at Lot 50, seeks to authorize a front yard setback of 47 feet, which is three feet less than the required 50 feet stipulated in the city's non-urban residence district regulations.
The property, established in 1978, is currently home to a single-family dwelling built in 1986, encompassing 2,700 square feet of living area. The lot features a varied topography, with a significant descent towards the rear, and is heavily wooded except for a lawn area in the front yard. The proposed construction includes a new four-car garage and a second-story addition above the existing garage, which would intrude into the front yard setback.
During the presentation, it was noted that the garage would occupy an area of 1,410 square feet and would be situated at the end of the current driveway. The design includes garage doors of varying heights, with the middle door reaching 8 feet. The petitioner has been asked to provide further details regarding the driveway expansion associated with these improvements.
The board acknowledged that four similar setback variances have been approved in the vicinity, indicating a precedent for such requests. The meeting highlighted the ongoing development and regulatory considerations within the subdivision, as the board deliberates on the implications of the proposed construction on the community's zoning regulations.
