During a recent government meeting, the Planning Commission discussed the Fox Hollow Neighborhood's proposed Planned Unit Development (PUD) concept plan, presented by John Nichols of GMO LB Company. This plan is notable as it is one of the last undeveloped parcels within the PUD overlay in the R110 zoning area.
The PUD framework allows developers to cluster their projects, which can lead to the preservation of open spaces. The proposed concept plan includes a mix of single-family homes and townhomes, with the layout designed to connect to adjacent properties and include open space amenities. The plan indicates a total of up to 136 townhomes, although the developers are proposing a lower density than what is permitted.
The commission noted that the development would feature narrower lots and smaller lot sizes, which are typical allowances within PUDs. The area is also set to include a future commercial development, which will be addressed in a later phase by a different developer. The meeting highlighted the ongoing evolution of the PUD regulations, which have been amended multiple times since their inception.
