The project is set to include approximately 709,100 affordable housing units, with a diverse range of affordability targeting households earning between 30% and 140% of the area median income (AMI).
Livili Kapolei will feature both rental and for-sale units, alongside nearly 95,000 square feet of commercial space, creating a mixed-use environment that integrates residential living with commercial opportunities. The development is strategically located in the last remaining area of the Kapolei master-planned community, adjacent to a recently completed veterans administration housing project.

The first phase, highlighted in the presentation, will consist of two buildings with a total of 344 units, specifically designed for residents earning 60% AMI and below. Future phases will expand the offerings to include additional affordable for-sale units and rentals aimed at the \"missing middle\" demographic, which encompasses households earning between 80% and 140% AMI.
