With a population of 860, the district boasts the largest daytime population on the island at 6,359, driven by its significant business presence. Despite having the lowest number of housing units at 549, the district features a high median household income of $109,000 and ranks second in job share on the island, just behind Bridge to Beach.
The Main Street District is characterized by its substantial retail and office space, accounting for nearly a quarter of the island's total. Notably, it has no short-term rentals or waterfront properties, but it does encompass 109 acres of town-owned land, including 68 public parks. This area serves as the educational and medical hub of the island, housing the Beaufort County Hilton Head Island School System, the Hilton Head branch of the Beaufort County Library, and the Hilton Head Regional Medical Center.
Looking ahead, officials emphasized the importance of sustaining and expanding healthcare services while transforming Main Street into a walkable mixed-use center that caters to both residents and visitors.
