City approves ambitious Orchard Hills mixed-use development plan

In a recent government meeting, city officials discussed the development of a new mixed-use project known as Orchard Hills, which is set to transform a 238-acre parcel of farmland located north of County Road Double I (Deerfield Road). The project aims to create a diverse community featuring a mix of residential options, including single-family homes, townhomes, and apartments, alongside commercial spaces for retail and offices.

The meeting highlighted the importance of adapting to the evolving needs of the city, with one commissioner expressing enthusiasm for the smaller studio apartments being introduced as part of the development. The discussion also touched on parking considerations, with suggestions to reduce the number of parking spaces in favor of promoting alternative transportation methods, such as biking and walking, given the proximity to essential services.

The Orchard Hills project has undergone several reviews, including a comprehensive plan amendment earlier this year, and is now seeking approval for various zoning classifications: R1, R2P, R3, and C3. The proposal includes approximately 266 lots, with around 225 designated for single-family homes, 26 for twin homes, and 25 for multifamily units. The development is expected to incorporate about 20% of land for open spaces, trails, and parks.

Public concerns were raised regarding traffic impacts, particularly from nearby developments. Residents emphasized the need for a thorough Traffic Impact Analysis (TIA) to assess how the new project will affect local traffic patterns, especially on Deerfield Avenue, which is already heavily trafficked. City officials assured that the TIA would consider both current and future developments in the area to ensure adequate infrastructure is in place.

The meeting concluded with a unanimous vote in favor of moving forward with the Orchard Hills development, signaling a significant step towards enhancing the city's housing and commercial landscape while addressing community concerns about traffic and parking. Further discussions and approvals will follow as the project progresses.
