During a recent government meeting, officials discussed the proposed rezoning of a 4.35-acre parcel known as Catawba Commons, located at 20151 West Catawba Avenue. The site, previously home to First Community Bank, is set to be transformed into two commercial buildings totaling 13,400 square feet, featuring retail, office, and restaurant spaces.
Planning Director Burns presented the project, highlighting its compliance with the current highway commercial zoning and future land use plans. The development aims to enhance local connectivity, integrating with adjacent properties, including Lake Norman Realty and Carolina Telco.
A significant aspect of the proposal is its environmental consideration, with a maximum impervious surface limit of 50% due to its location in a watershed district. The project plans to maintain approximately 47% of existing trees, with a tree preservation area designated at the rear of the site. For every tree removed, three will be planted as part of a mitigation strategy.
The Architectural Review Board has already reviewed and supported the design, which includes provisions for outdoor dining and a visually appealing façade. The project has garnered positive feedback from the community, with a recent meeting attracting six attendees who expressed enthusiasm for new dining options in the area.
The Planning Board unanimously recommended approval of the project, which is now set to move forward pending final approvals. The development is seen as a step towards enhancing commercial offerings along West Catawba Avenue while respecting environmental and community standards.
