The area, currently zoned for industrial use, will undergo a zoning change to accommodate a variety of residential and commercial spaces, including duplexes, townhomes, apartments, and retail establishments.
The proposed development is strategically positioned near key facilities such as the University of Oklahoma's National Weather Center and the Advanced Radar Center, which is set to be built in the vicinity. This proximity is expected to enhance the area's appeal, particularly for potential hotel developments, as there are currently no hotels nearby.
The site plan includes four distinct development areas: the first will focus on commercial uses, including a gas station and restaurants; the second will maintain some industrial elements, such as warehouses and self-storage units; the third will feature low to medium-density housing; and the fourth will consist of higher-density residential options, including apartments.
Notably, the developers have taken environmental considerations into account, planning to implement significant open spaces and a detention basin to manage stormwater runoff effectively. This approach aims to mitigate potential flooding issues, as the site is located at the bottom of the Bishop's Creek drainage basin.
The meeting highlighted the importance of this project in reshaping the local landscape and providing much-needed housing and commercial options, while also addressing community concerns regarding environmental impact and infrastructure.
