During a recent village board meeting, representatives from Lennar Homes presented a comprehensive development plan for a 141-acre site known as the Dublin properties. The proposal includes over 50% open space, exceeding the village's requirement of 40%, and emphasizes the preservation of existing woodland areas. The plan aligns with the village's comprehensive transportation strategy, incorporating connections to existing roadways and pathways.
Brandon, the land development manager for Lennar, highlighted the company's growth trajectory, projecting 1,500 home sales this year and 2,000 next year across 35 communities in Illinois, Northwest Indiana, and Wisconsin. The proposed development aims to replace a previous plan by Pulte Homes, which was abandoned after the property was annexed to the village in 2006.

The development also features extensive landscaping and buffering to minimize the impact on neighboring communities, particularly Windsor Point.
Tim Kellogg from Hamilton Property Consultants elaborated on the plan's features, including a significant amount of open space, stormwater management facilities, and pedestrian-friendly pathways. The proposal aims to enhance connectivity within the community and to nearby parks, including Belleview Park.
Lennar's representatives expressed their commitment to working with local stakeholders, including the park district, to ensure the development meets community needs. The board was invited to provide feedback on various aspects of the plan, including land uses and design elements, before Lennar submits a formal application later this fall. The meeting concluded with a sense of optimism about the potential for this development to contribute positively to the village's growth and community fabric.
