Old Orchard Shopping Center set for major redevelopment

In a recent government meeting, plans for the redevelopment of the Old Orchard Shopping Center were discussed, focusing on a mixed-use development that aims to enhance the area significantly. The proposal, presented by Old Orchard Limited Partnership, includes multiple phases and various zoning adjustments to accommodate the new structures.

The development will be divided into six lots, with Lot 1 retaining most of the existing shopping center and incorporating a hotel in the second phase. Lot 2 will feature the first phase of the mixed-use development, while Lot 3 will include a B1 zoned parcel at the northwest corner of Gulf and Laverne Avenue. The remaining lots will consist of stormwater retention areas and parking facilities.

Key aspects of the proposal include the demolition of existing retail spaces to make way for new mixed-use buildings. Phase 1 plans for a five and seven-story structure that will house retail, restaurant spaces, and up to 425 residential units. Phase 2 will introduce an additional seven-story building with 250 residential units and a hotel featuring 200 keys, alongside various amenities.

The project also seeks several zoning reliefs, including the allowance of more than 40% of the required front yard to be covered by impermeable surfaces and the reduction of required setbacks for parking areas. These adjustments are intended to facilitate the redevelopment without compromising the overall design and functionality of the site.

No public comments were made during the meeting regarding the proposal, indicating a lack of opposition from community members. The project is expected to revitalize the shopping center, providing a blend of residential and commercial spaces that could enhance local economic activity. The next steps will involve further reviews and approvals from the relevant authorities.
