In a recent meeting of the Beavercreek Board of Zoning Appeals, local residents Steven and Tana Stuck presented a compelling case for a hardship variance regarding their property at 4372 East Patterson Road. The couple is seeking permission to modify the height, length, and direction of their fence due to significant disturbances caused by a neighboring property, which they claim operates as an unauthorized junkyard and two businesses.
According to Steven Stuck, the adjacent property at 4384 East Patterson Road is cluttered with at least 12 inoperable vehicles, piles of tires, and various types of trash and machinery, all of which fall under the city’s definition of a junkyard. The Stucks reported that the noise and odors from the neighboring businesses, including an automotive repair shop and a fabricating company, have severely impacted their quality of life. They described disturbances from loud revving engines, welding noises, and noxious chemical fumes that often invade their home, making it difficult to relax or sleep.
The couple detailed their struggles, noting that they have had to relocate their bedroom to minimize noise and use sound machines to cope with the incessant disturbances. They expressed frustration over the situation, stating that the noise levels sometimes reach a point where they consider relocating entirely.
The Stucks' testimony highlights ongoing concerns about zoning enforcement and the impact of commercial activities on residential neighborhoods. The board will deliberate on their request for a variance, which could allow them to construct a fence that may provide some relief from the disturbances they have been experiencing.
