The new lease agreement is for a five-year term, with an initial cost of $14.50 per square foot, escalating to $16 in the sixth year. The total space will be approximately 35,000 square feet, significantly larger than the current combined footprint of 15,000 square feet. This expansion aims to accommodate both children's and adult medical programs under Comcare, although the adult medical services will not be moving to this location.
Commissioners expressed concerns about the long-term commitment to leasing rather than purchasing property, highlighting the ongoing instability of renting and the potential for future relocations. The urgency of the situation was underscored by the need to secure a space for over 100 staff members and thousands of clients within a tight timeframe. Despite the apprehensions, the commission recognized the necessity of making a decision to ensure continuity of services.
The discussion also touched on future plans for a consolidated Comcare complex, which could potentially house multiple programs under one roof by 2028-2029. However, the immediate focus remains on finalizing the lease to provide a stable environment for Comcare Children's Services in the short term. The commission is expected to revisit the broader strategy for facility management and potential property acquisition in upcoming budget cycles.
