The site is located within a general retail zoning area, surrounded by a mix of low-density residential neighborhoods and retail businesses, including a nearby Albertsons. The comprehensive plan for the area aims to enhance walkability and stimulate economic growth through redevelopment.
Key features of the proposed facility include 187 off-street parking spaces, with 80 designated as covered parking, and various amenities such as outdoor courtyards, a dog park, and a community garden. Indoor facilities will include a fitness room, business center, and multipurpose theater.
The developers have made adjustments to the original concept plan based on community feedback, including increasing the buffer zone between the new facility and neighboring residential properties. The updated plan also introduces a secondary entrance to improve accessibility.
Modifications to existing development standards were discussed, including a slight reduction in the required covered parking and adjustments to landscaping and open space provisions due to the irregular shape of the lot.
