In a recent government meeting, plans for a new age-restricted residential development were unveiled, aimed at revitalizing a challenging retail zone site spanning 5.84 acres. The proposed project, which will consist of 133 units in two- and three-story buildings, is designed for residents aged 62 and older.
The development seeks to address the difficulties posed by the site's mid-block location and the surrounding struggling retail environment. Developers emphasized that the project would generate less traffic and have no impact on local schools, as it caters exclusively to seniors. The parking plan exceeds the minimum requirement, ensuring adequate space for residents.
Key features of the development include senior-oriented amenities such as a dog park, pool, pavilion, grills, community gardens, and a pickleball court. The total investment for the project is estimated at $36 million. In response to community feedback, the design has been adjusted to maintain compatibility with the adjacent single-family neighborhood, with the northern portion of the development limited to two stories to minimize visual impact.
Developers are committed to preserving the existing tree line at the back of the property, planning to implement a dense hedge and strategically place a wood fence to reduce disturbance. The interior spaces will feature high-end finishes, including stainless steel appliances and granite countertops, along with dedicated areas for social gatherings and activities tailored to seniors.
A recent community meeting, attended by local officials including Mayor Alba and Councilman Green, was well-received, with approximately 15 to 20 residents participating. Concerns raised included the proximity to single-family homes and access for emergency and pedestrian traffic. Developers plan to address these issues by incorporating a pedestrian access gate to improve connectivity to nearby amenities.
