In a recent government meeting, officials discussed a significant zoning amendment proposal for a 19.98-acre site in Baynet Gardens, submitted by Bayonet Lands, LLC. The proposal seeks to change the zoning classification from MF one (multifamily medium density) to MF three (multifamily high density), allowing for the development of 294 age-restricted apartment units. Notably, 50% of these units will be designated for individuals with incomes at or below 80% of the area median income (AMI), aligning with the standards of the multifamily high density district.
The site is strategically located at the intersection of Lakeshore Boulevard, Dallas Drive, and Community Court, approximately 650 feet west of Phi A Road. The surrounding area features a mix of residential classifications, including Res six and Res 24 to the north and east, and ARWR and Res six to the west. The planning commission and the Planning and Economic Growth Department have recommended approval for the project, which has been in development discussions for nearly two decades.
Access to the property will be facilitated via Lakeshore Boulevard, a county-maintained road, and Dallas Drive, a privately maintained road. The project is also positioned near essential amenities, including a shopping mall and HCA Bennett Point Hospital, enhancing its appeal. The recent construction of a nearby trail has further contributed to the project's viability, earning it additional consideration during the approval process.
